Opportunities for commercial and residential development abound in Old South Baton Rouge. The OSBR Strategic Plan, a detailed study of the area prepared by RKG Associates, documents the neighborhood's current conditions and recommends several possible improvements.

For developers, that information is a valuable resource for planning projects in the community, making it easy to understand the area's needs and targets. According to the report, for example, there may be significant opportunity in dining, grocery, apparel, audio/visual, and other retail sectors.

In addition to comprehensive sections on local real estate, retail, and urban design, the document includes the following useful information:

• A detailed inventory of properties in the neighborhood, including maps that highlight both vacant and adjudicated properties;
  
• A market sector analysis of Old South Baton Rouge businesses, including average sales per square foot, 2005 capture sales estimates, and sales leakage estimates for both the North Gate retail area the the rest of the neighborhood;
  
• And a listing of the area's competitive retail spaces, including anchor tenants.
